main street tenant loans
The Main Street Tenant Loan Program is designed to facilitate the implementation of the Center City Commission's Main Street Redevelopment Plan by helping new retailers and new office tenants secure financing for tenant improvements (furniture and fixtures, machinery and equipment, and leasehold improvements) by enhancing the equity position of the borrowers. Loans may be made for up to 90 percent of project costs.

The Center City Development Corporation places on deposit with the lending institution an amount equal to 20 percent of the loan. Downtown financial institutions participate in the program by making tenant improvementloans with terms that match the length of tenant leases to businesses that meet the criteria set forth under this program and accepting the enhanced equity position provided by the CCDC.

The Main Street Tenant Loan Program is available to new retailers and new office tenants locating in first-floor space on Main Street between Gayoso on the south and Adams on the north, as well as between Front Street and Second Street on the east-west streets crossing Main.

Recognized retail categories that are specifically targeted with this program include:
  • Children's Apparel
  • Women's Apparel
  • Men's Apparel
